Case Study - West Village
Cobb County
West Village is a 63-acre mixed use community located on a former industrial and residential tract at the intersection of Interstate-285 and Atlanta Road in Cobb County. The development includes more than 1,100 residential units and 190,000 square feet of retail development.
Over a two year period, the developer worked with the 64 separate property owners, community leaders, and neighborhood organizations, to develop a vision and plan balanced with the needs of the community. Both the developer and community were committed to protecting the existing neighborhood from inappropriate building designs and forms. Balancing this with the economic need to develop the site more intensely, with residential densities higher than the surrounding area, was a significant challenge. The result of the cooperative work of the developer and community is an ambitious master plan combining true mixed-use commercial and residential space with well designed public spaces and a community center.
As a mixed-use community, West Village is compatible with the existing fabric of the surrounding area. The intense portions of the development containing the high density residential and commercial uses are located close to Interstate-285 and Atlanta Road, protecting the existing Oakdale Road neighborhood to the southeast. As the development approaches the neighborhood, the scale decreases with townhomes and single family residences that align seamlessly with the existing single family homes. Providing an appropriate transition of scale allows the development to fit in effortlessly with the existing neighborhood.
The town square vertically integrates retail and residential in a main street configuration where structured parking is wrapped with three- and four-story buildings. The main street focus allows for pedestrian-friendly, tree-lined streetscapes that evoke a small town atmosphere.
Seventeen acres have been devoted to green space and recreation. A community center anchors the retail village and provides a central gathering place for all residents of the community. Trails throughout the development enhance the walkability of the entire development, allowing residents to easily access the town square, community center and the Silver Comet Trail.
West Village exemplifies Regional Development Policies by successfully tackling suburban redevelopment in a responsible manner to create a vibrant live, work, play community.
